AZ HOUSE CLEANER LLC, also referred to as “we” or “us,” provides these terms and conditions for cleaning and home organization services booked in Arizona.
By booking a service with us online, by phone, or by text, you agree to these terms.
Please read them carefully.
We may update these terms at any time, and the version posted on this page when you book applies to that booking.
WHO PERFORMS YOUR CLEANING: Cleanings are performed by independent, insured cleaning professionals booked and coordinated through AZ House Cleaner LLC. Each cleaner runs their own business, carries their own general liability insurance, and is vetted through an interview, reference checks and test cleans before entering a home.
We carry $1,000,000 per occurrence and $2,000,000 aggregate general liability insurance as a company.
Jobs are usually done by one cleaner, and larger homes by two.
We make every effort to keep the same cleaner on your home, but we cannot guarantee it.
SATISFACTION GUARANTEE AND REFUNDS: Because every cleaning is personalized to your home, we follow a re-clean-first policy rather than issuing an immediate refund.
Let us know about any missed areas within 24 hours of the cleaning by call, text, or email, and include photos whenever you can.
We will arrange a complimentary re-clean of the reported areas within 7 days, and you provide reasonable access at the agreed date and time.
If the reported areas are still not right after the re-clean, we may provide a partial or full refund based on the circumstances.
Areas not reported within 24 hours are not included in the re-clean.
Once you have told us by call, text, or email that you are satisfied with a cleaning, that cleaning is closed.
When you are home, a walkthrough with the cleaner before they leave is the best time to catch anything.
BOOKING AND PAYMENT: A valid payment card is required to confirm most bookings.
We may place a preauthorization hold on the card 1 to 2 days before the scheduled service to verify that funds are available.
The hold is not a charge.
The card is charged after the cleaning is completed.
Accepted payment methods may include American Express, Discover, Mastercard, Visa, PayPal, Venmo, Zelle, or cash when approved in advance by call, text, or email.
A booking is not confirmed until payment information has been received and approved.
RECEIPTS: Receipts are sent automatically to the email used at booking once payment goes through.
If you do not receive one, let us know by call, text, or email and we will send it.
Receipts only go to the email on the booking, so please enter it carefully.
GIFT CARDS: Gift cards can be redeemed for a cleaning service and are not refundable or redeemable for cash.
To use a gift card, enter your gift card code on our booking page.
Any remaining balance can be used on a future service.
NO CONTRACT: There is no term to this agreement.
You may cancel a one-time or recurring service at any time with the notice described below, and we may decline or cancel a service at any time.
CANCELLATIONS AND RESCHEDULING: Cancel or reschedule for free by call, text, or email more than 24 hours before your appointment time.
A cancellation or reschedule with less than 24 hours notice carries an $80 late cancellation fee.
A rescheduled appointment may be moved again for free with more than 24 hours notice, and cancelled later for the $80 fee.
Telling the cleaner in person does not count as notice.
Please contact us by call, text, or email.
SAME-DAY BOOKINGS: A cleaning booked and performed on the same day carries an $80 same-day booking fee.
Bookings made for the next day or later carry no same-day fee.
Same-day bookings do not get the 5% first-time discount.
LOCKOUTS AND ACCESS: Please arrange access before your appointment: someone home, a door code, a key left out, a lockbox, or a gate code, plus any parking or special directions.
If the cleaner cannot get in at the scheduled time because access was not provided, or cannot work because of no water or power, other contractors in the way, or interference at the property, the appointment is rescheduled and an $80 lockout fee applies.
If the cleaner had already started, you are charged for the work completed instead.
Refunds are not given for cleanings where the cleaner could not get in, but we will gladly reschedule.
POWER AND TEMPERATURE: Please keep the power and water on for every cleaning, with the AC or fans working and the house at a comfortable working temperature.
Ask your cleaner what temperature they prefer, or let your cleaner adjust the thermostat.
Arizona heat puts cleaners at risk of exhaustion and heat stroke.
If the power or AC will be off, tell us ahead of time by call, text, or email so we plan accordingly.
SECURITY ALARMS: If your home has a security system, please turn it off for the appointment or give us the code and entry steps by call, text, or email before your cleaning, and let us know if the code changes.
ARRIVAL TIME: You select an arrival time when you book.
Cleaners plan to arrive at that time and often arrive 5 to 15 minutes early.
Traffic, weather, and earlier appointments can cause delays.
If a meaningful delay happens, you will be notified with an updated arrival time.
FIRST-TIME CLEANINGS: If your home has not had a professional clean in the last 30 days, we highly recommend a deep clean on the first visit.
It gives your cleaner time to set a proper baseline.
Standard cleanings keep the home maintained after that.
FIRST-TIME DISCOUNTS: Seniors 55 and over, veterans, active military, first responders, and college students may use one first-time discount of 5% on their first cleaning when the cleaning is booked at least one day ahead.
First-time discounts do not apply to same-day bookings and cannot be combined with each other or with recurring discounts.
RECURRING CLEANING FREQUENCIES AND DISCOUNTS: Recurring cleaning services may be scheduled every 1, 2, 3, 4, 6, 8, 12, 17, or 26 weeks, or once a year.
The available recurring discounts are:
Recurring discounts begin with the second completed cleaning.
The first cleaning is charged at the one-time rate, minus any approved first-time discount.
The recurring discount is based on the actual time between completed cleanings.
If you skip, cancel, or substantially delay an appointment, the discount on the next cleaning may be adjusted to match the longer interval between visits.
For example:
If more time passes since your last cleaning than your plan’s schedule allows, for example after a skipped visit, the next cleaning may be charged at the one-time price, and we may highly recommend a deep clean when the condition of the home calls for it.
After that cleaning is completed, you return to your original frequency and discount on future qualifying cleanings.
You may change your recurring frequency at any time by call, text, or email, subject to cleaner availability, current pricing, and the cancellation and rescheduling terms above.
Recurring service requires no long-term contract, and you may pause or stop future appointments with more than 24 hours notice before the next one.
PRICING AND FEE ADJUSTMENTS: Prices are based on the home size and condition you describe when you book.
Please describe your home accurately.
If the size or condition is significantly different on arrival, the cleaner will pause and we will contact you before starting to adjust the scope and price.
Pets must be disclosed at booking so the $20 pet fee can be applied.
We may change the prices shown on our website at any time, and price changes do not affect services already booked.
For recurring clients, we will contact you before any price change takes effect on future cleanings.
HOURLY SERVICES: Home organization and other hourly services are billed by the hour, per cleaner, at the hourly rate on our pricing page when you book.
Home organization booked on its own does not get recurring or first-time discounts.
Home organization added to a cleaning as an extra gets the same discounts as that cleaning.
Hourly cleaning gets the same discounts as our other cleanings.
You book a number of hours, and the cleaner works through the priority areas within that time.
If you are home, extra time the cleaner spends at your request is billed at the same rate, and it is your responsibility to end the service when the booked hours run out if you do not want additional time.
If you are not home, we will let you know when the booked hours are complete and whether more cleaning is needed.
Please give the cleaner enough hours for the work you want done.
When hours run short, the priority areas are handled first and you are notified.
The satisfaction guarantee for hourly services covers the time it takes to fix a missed area within the booked scope, not a repeat of the full booked hours.
SERVICE TYPES AND CHANGES: Every booking is one of our listed service types: standard cleaning, deep cleaning, move in or move out cleaning, short-term rental turnover, hourly cleaning, or home organization.
Cleaners work from the scope on the booking and cannot change the service type or add extras on site.
To change your booking, add extras, or update your instructions, contact us by call, text, or email before the appointment.
Changes are subject to our approval and current pricing.
MOVE IN AND MOVE OUT CLEANING: Move in and move out cleaning is priced for empty homes with power and water on and no other trades working on site.
If the home is still occupied or has belongings inside on arrival, we may convert the booking to a standard or deep cleaning price, and emptying cabinets, drawers, or the fridge adds time and cost.
Inside oven, inside fridge, and inside cabinet cleaning require those spaces to be empty before the cleaner arrives.
We do not remove pet odors.
If your empty home needs odor removal, please call a specialist.
EXTRA WORK: Book special requests in advance by call, text, or email, such as post-construction cleaning, inside the fridge, the garage, or extra rooms, so the right amount of time is scheduled.
Estimates given by phone may be adjusted after the job is completed if the work was larger than described.
HOARDING, JUNK, AND TRASH: Homes with hoarding conditions are cleaned at our hourly home organization rate per cleaner.
If such a home was booked as a standard, deep, or move out cleaning, we will convert the booking to hourly and provide an estimate before the appointment.
Estimates are subject to change.
Please text or email photos before booking so we review each home case by case.
Home organization covers items of 20 pounds or less and needs a dumpster on site or enough room in your trash bins.
Cleaners drive their own vehicles and work from home, so taking up to 2 bags of trash off site is a special request.
Larger loads need a junk removal company first, and we are happy to refer one.
We clean right after the junk removal company leaves or the next day.
STAINS: Cleaners do their best on stains, and some long-term stains in ovens, on walls, or elsewhere may not come out in the time booked.
When that happens, we will let you know so you can decide what an acceptable result is for that area.
On carpet and grout, cleaners try specific spot stains with spray bottles, enzyme cleaners, and stain treatment.
Grout scrubbing is not part of any cleaning level.
A whole carpet or a large area of grout needs a carpet or tile cleaning company, and we are happy to refer one.
WALL WASHING: Wall washing and wall spot cleaning carry a risk of damage to paint or finishes, especially where pre-existing conditions exist, and we are not responsible for that damage.
If a wall needs full washing rather than spot cleaning, we will contact you to discuss the service and price before proceeding.
We may decline wall work on safety or suitability grounds.
LAUNDRY: Laundry covers linens and towels only.
We wash personal clothing only when it is arranged ahead of time, for elderly clients or clients with special needs or a disability.
Laundry is washed and dried per your instructions.
Clothes may shrink, fade, or react unexpectedly to washing, so please tell the cleaner about anything delicate or special, and we are not responsible for those outcomes or for wear on your washer and dryer.
SUPPLIES AND EQUIPMENT: Cleaners bring their own supplies and equipment, including vacuums, mops, and cleaning products.
If you want a specific product used in your home, tell us by call, text, or email before your appointment or leave it out for the cleaner.
If you prefer that only your own vacuum is used, for allergy or pet reasons, leave it out and let us know.
Non-toxic products are available on request.
CONDUCT IN YOUR HOME: Cleaners are respectful of your home and privacy.
They will not use your food, drinks, or personal items, and will not perform tasks outside the booked scope, such as helping with unrelated chores or answering your phone or door.
If you have items you prefer not be touched, tell us by call, text, or email and we will note it on the booking.
PETS: Cleaners appreciate pets being secured and picked up after.
We are not responsible for pets that get out while cleaners enter or exit.
If your pet will be loose, let us know in advance so the cleaner can be careful with doors.
Cleaners do not clean litter boxes.
Pet accidents and droppings fall under the special request for blood, waste, and pests below.
SPECIAL REQUEST FOR BLOOD, WASTE, AND PESTS: Blood, feces, urine, vomit, droppings, and pests such as bugs or rodents, live or dead, need a special request.
The special request starts at $30 per affected room, depending on severity.
These homes usually need a deep clean too.
Please tell us ahead of time for safety, so your cleaner brings the right personal protective equipment (PPE).
Your cleaner reserves the right to leave if they walk into these conditions unannounced.
If your cleaner finds these conditions, we reserve the right to add the special request to your booking.
For an active pest or rodent problem, book pest control first and schedule your cleaning 2 or more days after the treatment.
Cleaners clean up dead bugs with the special request, and do not clean up pest control chemicals or work around an active pest or rodent problem.
We are happy to refer a local pest control company.
Photos sent by text to 928-928-6243 or email to [email protected] help us review each home case by case.
ITEMS AND WORK NOT INCLUDED: Cleaners do not empty litter boxes or diaper pails, and will clean around them.
Blood, waste, droppings, and pests are cleaned only with the special request above.
Cleaners do not clean inside curio cabinets, move furniture that contains electronics, lift objects over 20 pounds, climb higher than a step stool or the second rung of a ladder, prepare meals, or provide pet or child care.
Exterior windows are cleaned on the first story only, with screens removed by you before the cleaning.
High windows inside or outside need a window cleaning company, and we are happy to refer one.
BEHIND APPLIANCES AND FURNITURE: Behind ovens, fridges, washers, and dryers is cleaned only on move in or move out cleanings and only if you move the appliance before the cleaner arrives.
Behind heavy furniture is cleaned on deep cleanings only if you move the furniture first, and cleaners do not move furniture when doing so would risk injury or damage.
CLUTTER: A cleaning goes far better without heavy clutter.
Desks or surfaces covered in paperwork may be cleaned around rather than cleared.
Cleaners may tidy a cluttered surface within reason to finish the cleaning.
ACCIDENTS AND DAMAGE: Please secure cash, jewelry, and other valuables before your appointment.
Breakage is rare, and when it happens the cleaner reports it to us right away and leaves you a note.
If you find damage, let us know by call, text, or email within 24 hours of the cleaning with photos.
Each cleaner’s own liability insurance is the first source of recovery, and we will help you through that process and, at our option, arrange repair, replacement, or credit.
Damage reported after 24 hours, or that cannot be tied to the cleaning, may not be covered.
The value of one-of-a-kind items must be demonstrated before a settlement is determined.
We are not responsible for wall hangings attached with anything other than proper picture hooks.
THEFT: If you suspect theft, let us know immediately by call, text, or email and file a report with your local police.
We take every report seriously, cooperate fully with law enforcement, and assist you with the cleaner’s insurer.
HEALTH AND SAFETY: We and our cleaners may decline any job or task on health and safety grounds or because it falls outside the scope of cleaning and home organization.
QUALITY: Cleaners may take before and after photos of the areas cleaned to document the work and check quality, and we follow up by call or text after many cleanings.
Your feedback is how we keep standards high, and we may invite you to complete a short satisfaction survey.
BEFORE AND AFTER PHOTOS: Your cleaner may take before and after photos of the areas they clean.
The photos document the work and help us check quality.
We ask cleaners to keep people, mail, family photos, and personal items out of the shot.
We may use these photos on our website and our business listings, and we never post them with your name or address.
You can opt out of photos entirely, at any time, by calling or texting (928) 928-6243, emailing [email protected], or telling your cleaner.
HOLIDAYS: We observe New Year’s Day, Independence Day, Labor Day, Thanksgiving, Christmas Eve, and Christmas Day.
If your recurring cleaning falls on one of these days, we will contact you 1 to 2 weeks ahead to reschedule.
To move a cleaning that falls on any other holiday, let us know more than 24 hours ahead to avoid a late cancellation fee.
HIRING A CLEANER DIRECTLY: Our cleaners agree not to solicit or accept work from our clients outside of AZ House Cleaner for 12 months after their agreement with us ends.
By booking with us, you agree not to hire a cleaner you met through us for cleaning or home organization outside of AZ House Cleaner for 12 months after that cleaner’s last job with us.
If you do, a $1,000 referral fee is due.
If you would like to arrange something different, contact us by call, text, or email and we will work it out.
TIPS: Tips are appreciated and never required.
A common tip is 10% to 15% of the cleaning fee.
You may leave cash for the cleaner or add a tip to your card payment, and cleaners receive 100% of every tip.
YOUR INFORMATION: Calls to and from us may be recorded for quality purposes.
We do not share your information with third parties except as needed to book, perform, and charge for your service, or as required by law.
See our Privacy Policy for details.

LIMITATION OF LIABILITY: Our total liability to you for any claim related to a service is limited to the amount you paid us in the 6 months before the event giving rise to the claim.
We are not liable for indirect, incidental, or consequential damages, including lost income or lost use.
Nothing in these terms limits liability that cannot be limited under Arizona law.
These limits also protect our owner, members, and the independent cleaners who perform your service.
DISPUTES: If you have a dispute with us, contact us first by call, text, or email and we will try in good faith to resolve it within 15 days.
Either of us may bring a claim within the jurisdiction of an Arizona justice court or small claims court.
Any other dispute will be decided by binding arbitration before a single neutral arbitrator under the Arizona Revised Uniform Arbitration Act, held in Yavapai County, Arizona, or by video.
We pay the arbitration costs beyond an amount equal to the small claims filing fee.
Claims are decided on an individual basis only, and neither of us will bring or join a class action.
Arizona law governs these terms, and any court proceeding takes place in Yavapai County, Arizona, or another Arizona county where venue is proper.
GENERAL: Booking a service does not create an employment, partnership, or agency relationship between you and us or between you and any cleaner.
If any part of these terms is found unenforceable, the rest remains in effect.
Our not enforcing a term is not a waiver of it.
These terms, together with your booking details, are the entire agreement between you and AZ House Cleaner LLC for your service.
By booking a service with us online, by phone, or by text, you agree to these terms and conditions.
