| 5 bedrooms, 4 bathrooms | $450 | $315 | $360 | $405 | $580 | $650 |
Recurring prices start with your second clean.
Your first visit on any schedule is the one time price.
Every 3 weeks saves 15%, and every 6, 8, 12, 17 or 26 weeks, or once a year, saves 5%.
Here is the math for a 3-bedroom, 2-bathroom home:
$100 + (3 × $30) + (2 × $50) = $290
Every 2 weeks, 20% off from the second clean:
$290 × 80% = $232
A Deep / First-Time Clean added to the first visit:
$290 + $130 = $420
$290 + $200 = $490
Prices assume full bathrooms.
A ¾ bathroom adds $40 and a half bathroom adds $30, instead of $50 for a full bathroom.
The 2.5-bathroom row counts 2 full bathrooms and 1 half bathroom:
$100 + (3 × $30) + (2 × $50) + $30 = $320
For a studio apartment, book 0 bedrooms.
We don’t charge for a bedroom in a studio, so you pay $100 for the common areas plus your bathrooms.
A studio with 1 full bathroom:
$100 + $50 = $150
Each bathroom is priced by what’s in it, at $10 per item.
Full bathroom: sink + toilet + tub + shower + floor = 5 × $10 = $50
Three-quarter bathroom: sink + toilet + shower + floor = 4 × $10 = $40
Half bathroom: sink + toilet + floor = 3 × $10 = $30
A tub with a shower head counts as a tub and a shower.
If you only want part of a bathroom cleaned, book the Single Bathroom Item extra at $10 per item.
Just the toilet and sink in a guest bathroom:
2 × $10 = $20
Set it and forget it with a recurring schedule, from weekly to once a year.
Pick weekly, every 2, 3, 4, 6, 8, 12, 17 or 26 weeks, or yearly.
Every 6 weeks or longer saves 5% from your second clean.
There’s no contract.
Change, skip or reschedule any visit with more than 24 hours’ notice.
You can customize each visit with extras.
Recurring cleanings are a flat rate for your home, not by the hour.
House cleaning costs in Arizona depend on your home’s size, the type of cleaning, and how the company sets its price.
With AZ House Cleaner, homes from 1 bedroom, 1 bathroom up to 5 bedrooms, 4 bathrooms cost $180 to $450 for a standard clean, $310 to $580 for a deep or first-time clean, and $380 to $650 for a move-in or move-out clean.
On a weekly, every 2 weeks or every 4 weeks schedule, the same homes cost $126 to $405 per visit from the second clean.
The same flat rates apply in Phoenix, Goodyear, Gilbert, Tucson, and every other Arizona city we serve.
Many cleaning companies charge by the hour instead.
With hourly pricing, the total depends on how long the job takes, and the cleaning stops when the booked hours run out unless you pay for more time.
Here is how the two compare.
| Pricing Question | Flat Rate | Hourly |
|---|---|---|
| How the price is set | Bedrooms, bathrooms, and add-ons | Hours worked, per cleaner |
| When you know the total | Before you book | After the job |
| If the job takes longer | No extra charge for time | More hours billed |
| When the cleaner leaves | When the checklist is done | When the booked hours run out, unless you add time |
| AZ House Cleaner price | From $100, or $290 for a 3-bedroom, 2-bathroom home | $80 per cleaner per hour, one-hour minimum |
At AZ House Cleaner, we simplify pricing with a transparent flat rate based primarily on the number of bedrooms, bathrooms, and optional add-ons, making it easy to know your price before booking.
Flat rate is usually the better deal, since the cleaner stays until the checklist is done no matter how long it takes.
Hourly cleaning is there for a short list of tasks or a partial clean:
2 cleaners × 1 hour × $80 = $160
Either way, the booking is customized for every client and space, so call, text, or email if you are not sure which fits.
Fully insured with $1,000,000 per occurrence and $2,000,000 aggregate general liability, and every cleaner carries their own liability insurance.
Every cleaner is vetted through an interview, reference checks and test cleans.
Trusted by homeowners across Arizona.

Discount rules:
Post-construction cleaning is priced by the square foot of livable space.
Floors start at 30 cents per square foot, and each add-on you pick adds 5 cents per square foot, except ceilings, which add 10 cents.
| What Gets Cleaned | Price per Square Foot |
|---|---|
| Floors | 30 cents |
| Walls and baseboards | +5 cents |
| Insides of cabinets and appliances | +5 cents |
| Bathrooms (toilets and the insides of sinks, showers, and tubs) | +5 cents |
| Shelves in closets and other rooms | +5 cents |
| Interior windows | +5 cents |
| Exterior windows, first story only | +5 cents |
| Extra spaces like a basement, garage, casita, porch, balcony, or patio | +5 cents |
| Ceilings | +10 cents |
| Everything | 75 cents |
A 2,000 square foot home with floors only:
2,000 × $0.30 = $600
Adding walls and baseboards plus bathrooms brings the rate to 40 cents per square foot:
2,000 × ($0.30 + $0.05 + $0.05) = $800
Everything comes to 75 cents per square foot:
2,000 × $0.75 = $1,500
No discounts apply to post-construction cleaning.
Book online and enter your total square feet, or see the post-construction cleaning page for what each add-on covers.
Many cleaning companies charge by the hour, making pricing unpredictable.
AZ House Cleaner uses simple flat-rate pricing so customers know exactly what they’ll pay before booking.
We do not charge by square footage on home cleaning, and there are no hidden fees.
If you would rather book by the hour, hourly cleaning is available at $80 per cleaner per hour, but flat rate is usually the better deal because the cleaner stays until the checklist is done no matter how long it takes.

Every AZ House Cleaner visit includes the core cleaning tasks homeowners expect to keep their homes fresh, sanitized, and consistently maintained.
Standard house cleaning prices usually cover routine maintenance tasks like vacuuming, mopping, dusting, bathroom sanitizing, kitchen surface cleaning, and trash removal.
Time on site depends on the size and condition of your home.
Flat-rate cleanings have no time limit, so your cleaner stays until the checklist is done.
Services often priced separately include:

Designed for recurring maintenance cleaning and regularly maintained homes.
Standard cleanings typically include surface wipe-downs, vacuuming, mopping, bathroom sanitizing, kitchen cleaning, general dusting, and ceiling fans, light switches, and vents.
Recommended for first-time cleanings and homes with heavy buildup.
The deep or first-time clean adds baseboards and door frames, window tracks, under beds and furniture that can be moved easily, and the fronts, backs, and sides of furniture, none of which are part of routine maintenance.
One clean won’t make a home perfect, especially if it’s been a while.
Arizona dust and hard water build up in corners, window tracks, and along baseboards.
Your first visit clears that buildup, so it takes the most time.
If your home hasn’t had a professional clean in the last 30 days, we highly recommend adding the Deep / First-Time Clean to your first visit.
It adds $130 and covers baseboards and door frames, window tracks, under beds and furniture that can be reached or easily moved, and the fronts, backs, and sides of furniture.
It’s never required.
You decide.
After the first visit, your cleaner keeps your home at that level.
Each visit goes to upkeep instead of catching up.
Recurring discounts start on your second clean.
Every 2 weeks saves 20%, and every 4 weeks saves 10%.
For a 3-bedroom, 2-bathroom home, the first visit with the Deep / First-Time Clean is:
$290 + $130 = $420
Then every 2 weeks:
$290 × 80% = $232
There’s no contract, and you can change or cancel with more than 24 hours’ notice.

Some cleaning companies charge hourly rates, while others use flat-rate pricing.
Many Arizona homeowners prefer flat-rate pricing because it provides predictable costs without surprise overtime charges.
AZ House Cleaner prices flat rate by default and also offers hourly cleaning at $80 per cleaner per hour with a one-hour minimum for short task lists or partial cleans.
Two cleaners for one hour, or one cleaner for two hours, costs $160:
2 cleaners × 1 hour × $80 = $160

Home cleaning prices depend on your bedrooms, bathrooms, and add-ons, not your square footage.
Extra spaces such as a bonus room, den, loft, office, or second living room add $30 each.
Post-construction cleaning is the one exception, at 30 cents per square foot of livable space for floors, plus 5 cents per square foot for each add-on, or 10 cents for ceilings.
Move-out cleaning services in Arizona typically range from $250 to $600, depending on the size of the home and the level of cleaning required.
Move-out cleanings often include additional detail work, such as cleaning appliance interiors, cabinets, and wall spots.
At AZ House Cleaner, the move-in/move-out add-on is a flat $200 on top of the standard price, so a move clean starts at $300:
$100 + $200 = $300
A 2-bedroom, 2-bathroom move-out clean costs $460, and a 3-bedroom, 2-bathroom move-out clean costs $490:
$290 + $200 = $490
